Every page that answers "how much does real estate coaching cost" gives you a range like that, then stops. It skips the number that matters most: how many extra deals the coaching has to produce before it pays for itself. It's the same gap we found when we ran the same math on executive coaching. Plenty of hedge-range pricing pages, none that finish the arithmetic. We pulled current pricing straight from each coach's own site where they publish it. We cross-checked the rest against two independent sources, then ran the math.

The spread inside one brand often beats the spread between brands. Tom Ferry alone runs from $749 to "starts at $2,999." That's a 4x gap between individual coaching and a team program, from the same company.
Is real estate coaching worth it? The math nobody runs
Every page we checked answers this with a story: an agent who signed up and grew their business, or a general claim that coaching "typically pays for itself." None of them show the arithmetic.
Here's a version that uses real numbers. The average US real estate commission is 5.70% of the sale price. It splits into a 2.88% listing side and a 2.82% buyer's side. The median US home price is $370,300. One side of that deal is worth about $10,554 in commission, before your brokerage takes its cut.
That $10,554 is the unit that matters. It's what one additional closed deal is worth, in commission, before any coaching program even enters the picture.

Read it plainly. Most one-on-one programs cost less than the commission on one extra deal, for a full year of coaching. Get even one closing you wouldn't have had otherwise, and most individual tiers are close to paid for. The team-level programs need two to three-plus extra deals to clear the same bar. That's a fair ask if you're already closing steadily on your own.
This isn't the whole picture. It ignores your brokerage's split. Keep 70% of that commission, and your real take is closer to $7,388, not $10,554. The break-even point moves out from there. The math also assumes the coaching caused the extra deal, which is the hardest part to prove. What it gives you is a real number to argue with, instead of a coach's promise that it "pays for itself."
What do you actually get for the money?
Price alone doesn't explain the range. What changes between tiers is mostly session frequency and access, not a different core method:
- Session cadence. Tom Ferry Core gives you 24 coaching sessions a year, or 2 a month. Elite doubles that to 48, or 4 a month. Buffini's One2One gives you 2 calls a month, at less than half the price of Tom Ferry Elite.
- Group vs. one-on-one. Buffini's Group tier and Tom Ferry's coming-soon Pivot tier trade a dedicated coach for group training. That's most of why they cost under $300 a month, against $700-plus for one-on-one work.
- Contract length. Mike Ferry and Icenhower's Solo Agent tier both need a 12-month or year-minimum commitment. Buffini's Team program charges less for the first 12 months, then moves to its standard rate. A monthly price with no stated term isn't the real number. It's just the first payment.
- Bundled tools. Every program adds something beyond live coaching calls. Tom Ferry bundles its illūm software, plus an AI tool called Revii AI Premium on the Elite tier. Buffini bundles a marketing kit, a CRM called Referral Maker, and a social tool. Already pay for a CRM or marketing tools on your own? Part of what you're comparing is software cost, not coaching cost.
What to do with this
- Compare tiers, not brands. Tom Ferry Core ($749) and Mike Ferry One-on-One ($750) cost nearly the same. So do Tom Ferry Elite ($1,299) and Mike Ferry Premier ($1,250). The real choice inside a brand is session frequency, not the brand name.
- Price in the contract length first. A $750-a-month program with a 12-month minimum is a $9,000 commitment. Ask what happens if you want out at month 4.
- Run your own break-even, not the average one. Take your typical commission per side, after your real brokerage split. Divide the program's annual cost by that number. A $6,000-per-deal split turns a $15,000 program into 2.5 deals to break even, not 1.4.
- Ask what's bundled before you assume it's pure coaching. If a CRM, marketing kit, or software tool rides along with the price, price that piece on its own. That's how you see what the coaching itself actually costs.
- If what you need is feedback on the calls themselves, not a full business-building program, that's a smaller and cheaper problem. Reviewing your own calls costs nothing but time. A structured tool that scores pace, filler words, and how you handled the objection runs well under $200 a year, no 12-month contract required.
